  • Do I have to sign a minimum contract?

    Here at TurnKii we don’t lock you into long term contracts. In fact, we don’t lock you into contracts at all. We’re flexible so that we can meet your individual needs as a landlord. No matter if you need some extra help for a month because you’re on vacation or whether you’re looking for longer term help, TurnKii is here to manage your property.

    You will be required to sign an agreement of work and liability. This outlines our responsibilities, liability, and insurance specifics; however, there is no specific time limit on the contract.

    There are no cancellation fees and you change your subscription type after any month.

  • How do I know I’m getting the best maintenance and repair professionals?

    Using all of the resources at our disposal including verification of all licenses and insurance, an internal rating system created from input from clients, as well as utilizing all of the resources at our disposal to find the most sought after and highly regarded professionals.

    We understand that the quality of the professionals we select to work on your property directly reflects on us. Therefore we want to provide you with the highest quality professionals at a reasonable cost to ensure you are always completely satisfied with the experience.

  • How do I know I’m getting the best price?

    We will present you with multiple quotes to choose from with unique recommendations about each professional or business so you can be in control.

    Don’t want to be bothered? We will always work to get you the highest rated professional for the best price. Leave it up to us and we will make sure you are always satisfied.

    We understand that the quality of the professionals we select to work on your property directly reflects on us. Therefore, we want to provide you with the highest quality professionals at a reasonable cost to ensure you are always completely satisfied with the experience.

    All professionals are required to have liability insurance coverage, a well established reputation and provide warranties and references prior to being listed in the TurnKii platform.

  • What if I need someone to check-up on my property?

    TurnKii has a dedicated team of managers who will assist you with your property. We can make sure tenants get in if they are locked out, let in tradespeople, and check on your property if you’re on vacation. We are here to make your life easier.

  • Does TurnKii automatically insure my property when it is being managed?

    Although TurnKii can provide you with recommendations and competitive insurance quotes, you will need to maintain your own insurance.

  • How will rent be collected?

    TurnKii uses an automated online payment platform for collecting rent so that there is no need for cheques. Your rent will be directly deposited into your bank account on the first day of each calendar month (next available weekday if the first day is a weekend).

  • Does TurnKii assist me during Tax Season?

    Of course! We will provide you with property specific and overall tax summary sheets for quick and easy tax filing.

    We will also provide you with up-to-date and relevant write off and filing tips in order for you to take advantage of all of the systems in place to assist landlords. We want you to gain the most from your return.

  • What if there are emergency issues at my property?

    You can contact TurnKii 24/7 and we will work with you or on your behalf to solve any emergency issues at your property. Often repair and maintenance professionals charge premiums for off hours or rush jobs. We will keep you informed of all additional costs in order to schedule and choose the best plan of action.

  • What if my tenants are late paying rent?

    TurnKii’s first line of defense against such issues is always to build a strong relationship with our client’s and their tenants. We will always try and solve such matters in a friendly but firm way

    The Basic and Essentials Package will contact your tenants on your behalf and notify you of any on-going discussions and issues. These packages do not have the ability to manage a legal process for such issues.

    The full service package will manage the legal process in a professional manner from beginning to end.

    It is always our preferred strategy to solve these issues quickly and without additional costs or issues to you the landlord.
